Property Power of Attorney in Dubai: DLD Requirements Explained

It requires a Specific Property POA, one that names the exact property and precisely what your representative is authorised to do.

Why Property Transactions Need a Specific POA

Unlike a General POA, which grants broad authority across many matters, DLD and ADJD require Property POAs to specifically name the property (by title deed or plot number) and state the exact authority granted, whether that’s sale, purchase, mortgage, or lease.

A generic or overly broad POA will be rejected at the registration counter, causing delays to your transaction.

Sale POA

Authorises your representative to sell a specifically named property, sign the Memorandum of Understanding, transfer ownership at DLD, and receive payment on your behalf. Sale POAs at DLD are typically valid for 2 years.

Purchase POA

Authorises a representative to purchase a specific property, sign the purchase agreement, and complete registration at DLD or the relevant free zone authority. Purchase POAs are usually valid for 5 years.
